By going Live on to the RMLS (the site Realtors use to research and view properties) your home is also syndicated to sites like Redfin, Zillow, and Trulia. This allows you to gain access to buyers and more importantly their agents.

Opening escrow is actually quite simple. The buyer will deposit Earnest Money as promise to the Seller that they will not back out of the contract for reasons outside of the agreed upon contingencies.

Your escrow officer is also going to be a huge help. As they are the ultimate mediary between the Real Estate Agents, Lender, and the County.

INSPECTIONS


​Inspections are the buyer's chance to do their due diligence.

​While sellers have no obligation to fix
​what is found during the inspection, it is important to remember that the next buyer may ask for the same repairs should the home go back on the market.

The appraiser does their own assessment of the value of your home. 

It's important to remember to clean up
and make the home as presentable as it was when buyers were touring it.

CLOSING TIME


Typically you'll sign a few days before closing to give everyone time to wire funds over, triple check every document is in order, and then the sale will record with the County.

PRO TIP: Tell your work that you'll need flexibility with your schedule the week of closing because you may be asked to come sign with only a moment's notice.

MOVING OUT


​Be ready. Be flexible.

Closing dates change. You could close earlier than expected or it could get delayed. The best advice is don't wait for the buyers to be moving in to move out.

​A moving truck battle in your driveway after you've sold your home isn't
something you want to sign up for. If you need a week after closing to get your
​affairs in order, your Realtor may be able to negotiate it.
